Les Marines, Les Rotes and the Montgó
Dénia has three very different housing stocks. Les Marines is mostly beachfront second homes, with sand and salt in everything and window frames that have been holding out for twenty years; Les Rotes and the Montgó road are villas on their own plot with installation and roof problems; and in the centre there are older buildings where the renovation runs through the drainage stacks and the layout.
A house that is shut for half the year
A property closed from October to May deteriorates differently: trapped damp, dry traps that send smells back into the house, shutters seized solid. When we renovate a second home we take that into account and leave the house ready to be shut up, which is not the same as leaving it ready for a photograph.

What people ask us before starting
The house is shut from October to May. Does that change anything?
It changes a lot. A property closed for half the year builds up damp, the traps dry out and mechanisms seize. We factor that into ventilation, material choice and leaving the house ready to be shut up — not just looking good on handover day.
Do you work in Les Marines, right by the beach?
Yes. The criteria are different there: ironmongery and joinery that survive salt air, and care with access and material storage in summer. We assess that on the visit before quoting.
